The original plan. The homeowners originally planned to remodel and add onto their home of many years. But in our conversation around the kitchen table with their builder, it became clear that serious structural problems would eat up much of the budget. Plus there were space constraints, heritage trees, a narrow lot, and restraints of the City of Austin’s ordinances.

The new plan. A run of the numbers hatched a new plan: deconstruct the old house and build a new, energy efficient home in its place.

The result. The new 2,400 square foot, three-bedroom, three-bath home fits neatly into place. The bungalow style home looks as if it has always been there.

The first floor has living, kitchen, media room, powder bath, two bedrooms with shared bath, and utility room. Upstairs is a master suite with two master baths and walk-in closets. A covered back screened porch and patio provide outdoor living in the shady back yard.

The homeowners got exactly what they wanted: a new, lovely, comfortable, energy efficient, high quality home that blends perfectly into the charming central Austin neighborhood.
